By accessing or using the Lanka Property Brokers website and services, you agree to be bound by the following Terms & Conditions. Please read them carefully.

By using our website, submitting a property listing, or engaging our services, you confirm that you agree to these Terms & Conditions.

If you do not agree with any part of these terms, please do not use our services.

These terms constitute a legally binding agreement between you and Lanka Property Brokers.

Continued use of our services indicates ongoing acceptance of these terms.

2. Nature of Services

Lanka Property Brokers operates as a property listing platform and facilitation service.

We provide property listing services through our online platform

We offer marketing and promotion services for property listings

We provide optional brokerage support and transaction facilitation

Important: We do not guarantee the sale, purchase, or valuation of any property

Our role is strictly that of a facilitator and marketing platform

3. Property Listings

Property owners are responsible for ensuring all submitted information is accurate and lawful.

All property information submitted must be accurate, complete, and truthful

Property owners must have legal authority to list the property for sale

Lanka Property Brokers is not responsible for incorrect details, pricing errors, or misleading information provided by sellers

We reserve the right to edit, reject, suspend, or remove any listing without prior notice if it violates our policies

Listings must comply with all applicable Sri Lankan laws and regulations

4. Fees & Payments

Clear understanding of our fee structure and payment terms.

Listing fees (e.g., LKR 720 + applicable taxes) are non-refundable once the listing is published

Assisted selling commissions (approximately 3%) are payable only upon successful transaction completion

Additional marketing or promotional services are charged separately as per agreed packages

All fees are quoted in Sri Lankan Rupees (LKR) unless otherwise specified

Payment methods include bank transfer, credit/debit cards, and approved digital payment platforms

5. Role & Liability

Understanding our role and limitations as a service provider.

Lanka Property Brokers acts as a facilitator, not a legal owner or buyer

We are not responsible for disputes between buyers and sellers

Legal due diligence, ownership verification, and documentation must be handled by qualified legal professionals

We do not provide legal, financial, or investment advice

Users should conduct their own independent verification before entering into any transaction

6. User Conduct

Expected behavior and prohibited activities on our platform.

Users must not post false, illegal, or misleading property information

Users must not use the platform for fraudulent activities or scams

Attempting to bypass platform fees or systems is strictly prohibited

Harassment, discrimination, or abusive behavior towards other users or staff is not permitted

Violations may result in account suspension, listing removal, or permanent ban from our platform

7. Intellectual Property

Protection of our intellectual property rights.

All website content, branding, logos, and materials belong to Lanka Property Brokers

Content may not be copied, reproduced, or reused without explicit written permission

User-submitted content (property listings, photos) remains the property of the user but grants us a license to display it

Unauthorized use of our intellectual property may result in legal action

8. Changes to Terms

How and when we update our terms and conditions.

We reserve the right to update these Terms & Conditions at any time

Continued use of the platform indicates acceptance of updated terms
